Our premises portfolio is based in and around Dalston. It provides the ideal home for a range of small to medium enterprises, with suitable premises for start-ups to medium size organisations.
Bradbury Street
We have refurbished the existing affordable workspace and provided 500m2 extra workspace in a mezzanine extension. We have maximized the existing building while creating new spaces and further animating the square within which it lies.
[Y/N] Studio has helped us to achieve the refurbishment and additional space after 20 years of HawkinsBrown initially refurbished the building to provide affordable workspaces for the Hackney Co-operative Developments.
The site has recently been developed to offer new cafe/ retail/entrance spaces on the ground floor and affordable studio spaces with mezzanines on the top floors. The existing studios on floors 1-2 have additional breakout spaces. A Shared roof terrace will offer panoramic views of London to tenants.
The building is clad with polycarbonate to achieve a lightweight open and insulative facade system. Areas of the building will remain semi-external unheated spaces. The new skin of the building will provide shelter from the weather.
Our Bradbury Street development regenerated Victorian housing to provide a range of boutique shops, food venues and bars.
Gillett Square
Hackney Co-operative Developments developed Gillett Square. Working with Hawkins/Brown Architects, we regenerated derelict housing and combined elements of new build to provide Dalston with offices, workshops and retail facilities for local businesses, as well as arts and voluntary organisations, opening them up to the community by placing them around this highly active central square.
Dalston Culture House
The focal point of Gillett Square is the Dalston Culture House, also designed by Hawkins/Brown, containing the Vortex Jazz Club, artists’ studios, cafe and bar. Dalston Culture House redeveloped a derelict factory site. It provided an exciting early boost to the cultural renaissance of Dalston and, together with other Hackney arts venues, is helping to build a strong arts presence in East London on a par with the attractions of the West End and Central London.
Dalston Culture House has figured prominently in numerous press articles as an exemplary catalyst for inner city regeneration and was short-listed for the Hackney Design awards in 2006.
HCD Co-operative Workspace
HCD Co-operative Workspace is based on Beechwood Road, adjacent to the new Dalston Square development at Dalston Junction. It is home to HCD’s central office and a range of socially-focussed organisations and joins our retail units on Dalston Lane.
Kingsland High Street
Our development on Dalston’s main street includes a large high street retail unit with a range of quiet secluded workspaces.
Woodberry Down

This has allowed HCD to provide workspace in the north of the borough for the first time and is the first time HCD has provided co-working facilities to meet evolving work requirements. It comprises some self-contained offices (totalling 8000 square feet), a meeting room which caters to 20 people with a kitchen fully equipped with tables and chairs. It also has a co-working space for those looking for a desk.
Textile Building
Originally a factory run by Burberry, HCD has three self-contained units totalling 5,000 square feet, acquired and managed in collaboration with the London Borough of Hackney as an affordable workspace provider. (Units available).
Downham Road – Property redevelopment and acquisition:
